Dear LRC Owners,
Your Board of Directors met on January 11, 2012 for the Annual Meeting held at 1:00 p.m.,
which was preceded and followed by Board meetings.
The prime purpose of the Annual Meeting is to elect Directors and open the floor for Owner
comments and questions. There were 1,379 unit/weeks represented by proxies and 69 attending
Owners.
We were pleased by the number of Owners (7) who placed their names in nomination with the
4 incumbents. Owner’s votes returned the incumbents to office and elected Steve Knott as the
fifth director. The results of the voting follows:

In 2008, a Florida Statute was instituted that forced us to proceed with annual Board member
terms unless a very costly approval by a majority of Owners was obtained to continue with
staggered terms. In 2011, the statute was changed to remove timeshare condominium
associations from the new requirement and we are able to return to our Bylaw dictated 3-year
staggered terms. This allows us to maintain continuity and long-term planning and saves us the
expense of achieving a majority vote to return to the staggered terms.
Discussions were held on Association and Owner unit/week rentals handled by VRI. Owners
who wish to rent an available unit are offered a 25% discount off the rack rates. Seasonal rack
rates are available on the Resort’s website and at the resort. Call the resort or VRI’s rental
reservation department at 866-469-8222 for information on rental rates, availability and specials.

Lengthy discussion was held with Dawn Mathisen of McWilliams Buckley regarding their
program to move inventory through resales. The Board was pleased with the presentation and
approved Dawn’s using the office next to the Recreation desk and also gave permission to post
resale information on the bulletin board outside the office and at pool side. She can be reached
directly at 239-368-2024. There were other suggestions related to resales and inventory
reduction, many of which had already been considered by the Board. Some of these may be
revisited after giving McWilliams Buckley time to prove their program.
Owners staying two or more weeks normally have these units cleaned between weeks. Owners
and guests are now being asked if they need the cleaning and, if not, the Association saves
money. Owners can still get new supplies as needed for subsequent weeks. This has
represented savings in cleaning expense. Some discussion was held regarding the mid-week
linen and towel exchange and possible savings by making slight changes to staff procedures.
Regarding the golf course, it is in excellent shape and getting a lot of usage. Dave Fanjoy, with
backup help from Director George Radcliffe, will be checking out options to improve revenue
return and decrease overall expense to the Association. Their findings will be discussed at the
April meeting.
We talked about roof replacements in the future and the possibility of installing metal roofs in
order to save money. Feasibility and cost will be researched when it is time to replace another
roof. Options and cost to install a Bocce ball court will be considered at the April meeting.
A minute was taken by the Board and Owners in memory of long time Board member and
friend to many, Brian Cronshaw, who passed away on October 26, 2011.
Future meeting dates were set. All meetings are held at the Resort at 8:30am except that the
Annual Meeting is held at 1:00pm. Meeting dates are as follows:
• April 16, 2012
• June 11, 2012 (teleconference)
• August 27, 2012 Budget Workshop
• October 15, 2012 – Budget Meeting (teleconference)
• January 21, 2013 – Annual with Organizational following

2011 Accomplishments
• Water heaters were replaced with on demand heaters as needed.
• Tub surrounds were replaced in two units.
• The golf course irrigation system was repaired and isolated from
neighboring properties.
• The roofs of buildings 8, 9 and 10 have been replaced.
• The parking lot has been restriped.
• The driveway entrance near the mini-golf has been repaired and
repaved.
• Upper floor building walkways have been repaired.
• A grab bar has been installed in each unit tub/shower area.
• Sixty-two (62) air conditioning units were replaced.
• Lehigh Resort Club again obtained RCI Gold Crown scores and the
Silver Crown award.
• A “Winter Play Membership” program was initiated for the golf course.
2012 Projects
• Bids are being obtained to repaint the upper level walkways of all
buildings.
• Approximately 35 air conditioning units will be replaced to complete
this project.
• Water heaters will be replaced with on-demand heaters as needed.
• Floor and bathroom tile will be replaced as needed.
• Lighting fixtures outside the back side of the ground floor units will
be removed and holes capped.
• The Board will continue to review options to add a pool/spa lift to
comply with new ADA requirements.
• The pool will be resurfaced in 2012 or 2013.
